Not only does a location serve as its operating platform, but poor location choices are among the most expensive mistakes to overcome. The Land Advisors Organization believes that site choices must be both derived from, and supportive of, the overall corporate strategy.

Site selection assignments can range from the public sector arena including parks, landfills, school districts, utility providers and community colleges to private sector entities such as industrial/warehouse distribution facilities, hospitals, renewable energy companies and commercial developers.

We are committed to undertaking all activities that are required to custom tailor a site selection strategy to successfully acquire a large land tract.  As a part of this effort, our Site Selection team will perform detailed due diligence, considering long-term factors such as infrastructure and transportation systems, political climate surrounding the intended property (including zoning), demographics, existing and proposed residential and commercial development and existing and anticipated absorption rates of new development in the area. Site Selection deliverables can include the following:

• Market Analysis - A comprehensive market analysis includes providing distilled information on competitive markets in each region, in terms of land characteristics suitable to your requirements, regional market needs in this industry, housing trends and forecasts to determine target areas for initial focus and prioritization.

• Location Screening - Project criteria is applied to identify a list of opportunities from all target markets. The Site Selection team will leverage our extensive ownership database and advanced mapping technology to identify and present sites for client review.

• Site Analysis Matrix - Sites are then analyzed according to key criteria such as site requirements, growth factors, land prices, entitlement, housing trends, carrying costs, etc.

• Site Refinement and Visits – Clients can elect to conduct site tours, coordinated by your project team, in order to narrow the list of candidates. In addition, your project team will reference its network of municipal contacts and resource providers to provide an additional micro-level analysis on specified locations and the quality of aggregate material.

• Transaction Negotiation – The Land Advisors Organization will draft and present letters of intent, negotiate terms, open escrow(s) and initiate a purchase contract based on direction given by the client.  As a courtesy to our clients, we provide two in-house escrow managers to assist in the detail intensive process.  The organization also has an understanding whereas the buyer can maintain anonymity in the negotiation phase of site acquisition.
