348-Unit Multifamily Community Coming to Spring Hill, Florida

First units expected to be delivered in 1Q 2024; Tampa office of Land Advisors Organization facilitates the $4.35M disposition of 31.75 acres.

 Tampa, Fla. (Nov. 16, 2022) –Land Advisors Organization’s Tampa office recently represented the seller in the $4.35 million sale of 31.75 acres to LIV Development LLC (Tim McEachern Managing Director). LIV Development plans to build Livano Nature Coast, a 348-unit multifamily community on the vacant parcel located on Landover Boulevard in Spring Hill, Florida.

Nancy Surak, an advisor with Land Advisors Organization, represented Old Dirt Road Property Group LLC. Surak originally sold the land in 2011 on behalf of the then owner, Whitney Bank. Old Dirt Road Property Group waited to put it on the market until recently, to maximize return. This transaction represents the third deal Surak has closed since 2020 with the LIV Development team.

“Spring Hill has been under served for luxury, market-rate multifamily housing for years and this project will deliver much needed housing options to the heart of Hernando County,” said Surak. “The amenity package for this project will elevate apartment living to a new standard and I’m excited for the future residents who will call Livano Nature Coast home.”

The new project will consist of 11, three-story garden-style walk-up buildings and three, two-story carriage buildings. The community will feature top-of-the-line amenities such as a state-of-the-art clubhouse and fitness center, a resort-style pool, pickleball courts, and a mini-golf course. Construction will commence in late 2022, with first units expected to be delivered in early 2024.

The land is located in the heart of Spring Hill and within walking distance of Explorer K-8th School, F.W. Springstead High School and a local preschool. Grocery shopping is also conveniently located nearby with Murphy’s Market about a third of a mile away and Publix and Winn Dixie located less than a mile away.

The new community is also located immediately east of the proposed 450-acre Spring Center development that was approved in 2018 for 3,000 homes, up to 750,000 SF of commercial space and 250,000 SF of office space.
