Don Julian Builders Purchases Four of Five Remaining Parcels at Village at Shoal Creek Valley for Residential Development

Kansas City, MO. (Jan. 28, 2026) – Land Advisors Organization’s Kansas City office announces the sale of approximately 140 acres within the Village at Shoal Creek Valley to Don Julian Builders for an undisclosed amount. The sale includes four of the remaining five parcels of vacant developable land in the master-planned community. The seller, Brookfield Residential, was represented by Dan Whitney of Land Advisors Organization.

Shoal Creek Valley, one of the largest and most recognizable master‑planned communities in the Metro Kansas City, spans 1,742 acres and has evolved over two decades into a vibrant, amenity‑rich destination in the Northland. The Village at Shoal Creek Valley includes a diverse mix of residential neighborhoods, public and private schools, retirement and lifestyle apartments, medical facilities, shopping, dining, entertainment, miles of walking trails, and extensive community amenities.

The 672-acre Village, located south of State Highway 152 and between Shoal Creek Parkway and Flintlock Road, is a neighborhood that integrates smaller single-family residential uses and multifamily residential uses with a mixed-use neighborhood center, public park and open space corridors. The parcels included in this late December 2025 transaction are zoned for a variety of residential uses that complement the existing mix of detached and attached homes. The transaction did not include the final residential tract (Parcel A), an 11‑acre townhome parcel and a 35‑acre rental community parcel, which is currently under contract.

Shoal Creek Valley’s history is notable for its scale, ambition, and complexity. Originally envisioned in the early 2000s by Zion Securities, the development arm of the Church of Jesus Christ of Latter‑day Saints, the master plan called for seven distinct neighborhood districts. Brookfield Residential acquired the Village property in 2010 and continued to advance the vision through the changing market cycles, evolving city processes, and legacy commitments that date back to the project’s inception.

The Village’s approval and development history presented unique challenges to the transaction. Over the years, shifts in city personnel, documentation gaps, and the groundbreaking nature of the original MPC approvals required deep institutional knowledge to navigate. Advisor Dan Whitney, who first worked on the project as a consultant in the early 2000s, brought long‑standing familiarity with the property’s dynamics. Brookfield Residential also relied on the project’s long‑time engineering partner, Continental Engineers, whose continuity proved essential in guiding the process.

Working collaboratively, Whitney and the Brookfield team identified Don Julian Builders, Inc., a highly respected local developer and homebuilder, as the ideal purchaser to complete the Village. The acquisition positions the community for a cohesive and high‑quality build‑out consistent with the original vision for Shoal Creek Valley.

Don Julian Builders plans to offer a variety of home styles and price ranges, from the $500,000s to well into the millions. Construction is expected to begin in early 2026, with the first homesites becoming available in early 2027 and model homes opening shortly thereafter.
