Stiles Acquires 24.45 Acres for Planned Retail Development at River Landing in Wesley Chapel

WESLEY CHAPEL, Fla. – February 9, 2026 – Stiles, a leading full-service commercial real estate development firm with a 75-year history across the Southeast, announced today the acquisition of approximately 24.45 acres at the southwest corner of State Road 56 and Morris Bridge Road in Wesley Chapel, Florida. The $12.5 million purchase will support development of a new retail project within the River Landing master-planned community.

“This acquisition reflects Stiles’ continued investment in development along Florida’s west coast,” said Austin Freedman, Senior Director of Retail Development for Stiles. “The Greater Tampa market’s sustained population growth and retailer demand support our long-term strategy to deliver high-quality retail projects in this expanding corridor.”

Nancy Surak with Land Advisors Organization’s Tampa Bay office represented Stiles in the transaction and was the sole broker involved.

River Landing is an approximately 800-acre master-planned development located in one of Pasco County’s most active growth corridors. The project sits adjacent to the Two Rivers master-planned community, which is expected to deliver approximately 7,500 homes at full buildout, further strengthening long-term demand for quality retail in the area.

Upon completion, the project is expected to generate several hundred permanent jobs, contributing significantly to the local economy and supporting continued growth in the Wesley Chapel region.
