Tyson 420 Ranch is ±406 acres of non-contiguous land located in both the City of Palm Desert and City of Palm Springs. The Property is proposed for various uses including industrial, commercial, retail, hospitality/hotels, and open space/conservation.

The northern portion of Tyson 420 Ranch contains approximately 123 acres of entitled land located in the City of Desert Hot Springs. The Property is part of the Desert Hot Springs Land Ventures Specific Plan which was adopted in April 2018.

The southern portion of Tyson 420 Ranch contains approximately 283 acres of unentitled land located in the City of Palm Springs. The Property is split into two zoning districts including Planned Research (M-1-P) and Development Park Zone, and Watercourse Zone (W).
