30.6-acre parcel changes hands to accommodate new open space requirements, higher density and market demand for entry-level housing.
NASHVILLE (December 3, 2025) – Land Advisors Organization’s Nashville office announces the sale of a 30.59-acre parcel to CKPB LLC for $6.25M. The sale positions the Central Pike Corridor parcel, previously owned by Frank Batson Homes, Inc., for the development of 300+ townhomes to address the area’s significant need for more housing.
Eric S. Deems and George Schubert with the Nashville office of Land Advisors Organization represented Frank Batson Homes, the seller, in the sale. CKPB, a local group of developers, paid cash for the parcel and is working to implement the approved plan for a higher density townhome community to be built on the property.
“Davidson County is approximately 90k residential units short of what the market needs, and first-time home buyers are finding that townhomes are the most affordable option today,” said Deems. “While Nashville’s homebuilding industry has a deep appreciation for the craftsmanship and architectural character that Frank Batson Homes delivers, the approval by Metro to increase density on this tract via SP allowed our client to pivot from their original plans following an open space requirement change. Bringing in options that still met our client’s overall investment strategy and allowed for Metro to get more density created a win-win scenario for everyone involved.”
The property, which is located at Central Pike just east of S New Hope Road, is less than 15 miles from downtown Nashville. The Central Pike Corridor has been designated by the General Plan as an area to accommodate the region’s growing population and already provides residents with access to many popular retail, restaurants, and recreational activities.
“It’s not uncommon these days for land to trade hands as builders adjust to market shifts,” Deems added. “When the original plan no longer delivers upon the land’s highest and best use, like it changed here, it makes sense to adjust the plan. We are seeing more opportunities to serve both builders and developers as market shifts continue to affect land holding strategies.
