Toll Brothers and Tri Pointe Homes Purchase 445-acre Assemblage of Eight Parcels for Residential Development in Harris County, Texas

HOUSTON (April 10, 2026) – Toll Brothers Inc. and Tri Pointe Homes Inc. have joined together to purchase an eight-parcel assemblage of 445 acres in Harris County, Texas. The site, which is located along Telge Road just north of the Grand Parkway near Tomball, is slated to become a residential community comprised of 919 single-family homes on lots that will range from 45 to 80 feet wide. Plans for the community include lakes and waterways, a recreation area and several pocket parks.

Land Advisors Organization’s Houston advisory team of Kirk Laguarta, Duane Heckmann and Nate Jackson PE represented the buyers on two of the parcels and six of the sellers on the balance. The other two sellers were represented by brokers Jeff Lokey, Rick Bice and Tim Martens. Toll Brothers purchased three parcels totaling nearly 160.5 acres and Tri Pointe purchased five parcels totaling nearly 288 acres. The parcels range in size from four to 113 acres and had drainage challenges making it difficult and costly for an individual parcel to be sold and developed. Grouping the parcels provided a more cost efficient drainage solution and is resulting in a larger community development plan.

“This deal, with an eight-parcel assemblage, was a significant undertaking that’s resulting in a big win for the community, which is in desperate need of additional housing,” said Laguarta.

“We have been working with several groups of area landowners wanting to sell for about four years and being able to help them find buyers who are experienced in addressing the site’s drainage challenges to bring a vibrant new community to the area was very rewarding,” added Heckmann.

Toll Brothers and Tri Pointe have a history of partnering on communities. They are currently developing a 911-acre community with 1,655 home sites north of Richmond, Texas in Fort Bend County and have also partnered on developments in the Spring area, near Tomball and in Fulshear, Texas. The builders expect to break ground on the community in late 2026 or early 2027.
