Rancho Palma (“Subject Property”) consists of approximately 9.21 acres located northeast of Interstate 215 and Palm Avenue in the Verdemont neighborhood of San Bernardino, California. The Subject Property encompasses Planning Area 3 of the Rancho Palma Specific Plan. Trumark Homes completed planning Areas 1 and 2 of the Specific Plan which included 120 single-family lots with residences ranging from 2,100 to 3,200 square feet and community amenities including parks along Cable Creek and RV parking. Within the Specific Plan, the Subject Property is currently designated commercial. City staff has voiced support for change to Residential use which would require a Specific Plan Amendment processed with the Tract Map. As part of the improvements made by Trumark Homes, a drainage basin was completed on approximately 1.43 acres of the Subject Property leaving approximately 7.78 acres of land for future entitlement and development. There are existing water, sewer, and storm drain lines within the frontage road of West Little League Drive.
