Blosser Ranch is an approved Master Planned Community with a recorded final map and certified SEIR. Phase 1A, consisting of Lots 8 and 10, has existing approvals in place, including a Tentative Tract and an approved Planned Development Permit (“PDP”) for 105 single-family detached lots and 98 ADUs, with five approved model home plans. A buyer may proceed with the approved plans without re-entitling the project, and if the buyer elects to use the same plans but remove the ADUs, a new entitlement process would not be required. If the buyer materially modifies the approved model plans without changing the site plan, a PDP amendment or new PDP approval may be required, and seller is prepared to assist with that process.
