The Property is conveniently located just a few miles north of Highway 118, which allows for quick access to Interstate 5 and 405, as well as Highway 101. Backed up against the mountains in the most northern portion of Simi Valley, Lost Canyons provides a feeling of privacy but is also just minutes from shopping, entertainment, and restaurants.
Set in the foothills of Simi Valley, the Property includes nearly 800 acres of permanent open space, which incorporates an extensive hiking trail system with direct access to miles of adjacent open space and regional trails, offering breathtaking distant mountain views. Other anticipated on-site amenities include a 220-acre renovated golf course and clubhouse. Adjacent to Lost Canyons are several popular public facilities, including Big Sky Park, Simi Dog Park, and Whiteface Mountain Trailhead.
This offering is for Phase 1 of Lost Canyons which is comprised of 184 lots that will be delivered by the Seller in a blue topped condition.
Two product lines are planned. The Bungalows consists of 126 lots with minimum lot dimensions of 60’ x 100’ and product size ranging from 2,264 to 3,699 square feet. The Estates consists of 58 lots with minimum lot dimensions that vary by plan, but range from 77’ x 101’ to 90’ x 118’. Most of these oversized lots will provide golf course and territorial views and approximately 75% of these lots are plotted on single-loaded streets. The Estates product size ranges from 3,584 to 4,792 square feet.
The Seller will deliver the lots in a blue topped condition with a Recorded Final Map, Planned Development Permit, and will also complete all off-site infrastructure. If the Seller selects different buyers for the Bungalows and Estates, then the Seller will also install selected in-tract backbone to enable each builder to move forward with their developments independent of each other.
