Shea Homes Plans Two New Communities with Purchase of 51 Acres in Fort Mill, South Carolina for $9.12M
Transaction paves the way for 137 single-family homes; Land Advisors Organization’s Charlotte office facilitates deal.
Charlotte, North Carolina (Dec. 15, 2022) – Land Advisors Organization’s Charlotte office represented the buyer in the $9.12 million acquisition of 51 acres in Fort Mill, South Carolina. The land is slated for 137 single-family homes in two distinct new communities: Windell Woods and Solis at Windell Woods.
Both communities will offer a variety of single-family floorplans and design options in an unbeatable location within Tega Cay city limits.
Windell Woods will offer 1 and 2-story floorplans ranging from 2,400 to over 3,400 square feet and feature generous garage and storage spaces, including walk-in pantries and options to expand living spaces with a home gym, second story deck or first floor guestroom.
Solis at Windell Woods will be a unique carriage home community for homeowners looking for an intimate, yet private courtyard living experience. These homes range in square footage from 1,900 to over 2,200 square feet and will include contemporary features such as two-story great rooms, lofts and optional dual-primary bedrooms.

The purchase of the site was exclusively handled by Forde Britt and Mariel Ellerbe, residential land advisors with Land Advisors Organization’s Charlotte office. The buyer was Shea Homes Carolina LLC.
“This parcel was one of the last available large tracts of land in the Tega Cay submarket and Shea Homes saw the opportunity it presents,” Britt said. “Although builders are seeing a slow-down in new home purchases, after an incredibly robust two years inventory remains low for most builders. Planning for the future, as Shea is with this purchase, provides valuable new lots in a highly-desirable area.”
The seller was the Juanita S. Windell Living Trust et al (William Windell principal). The property is at the NWC of Corabell Way and Gardendale Road in Fort Mill.
The deal fetched $178,847 per acre. Construction is expected to begin this upcoming summer with the first homes becoming available in the fall of 2023.
