Closed! KB Home Acquires 184 Blue-Top Lots in the Park West Master Planned Community

KB Home continues to build on their presence in Riverside County, CA with the recent acquisition of 184 lots in Mission Pacific’s master planned community Park West. This closing was a rare opportunity for a homebuilder to purchase improved lots, accordingly, KB is expected to be open for sale by Summer 2025. The lots were delivered in blue-top condition with all off-site obligations completed and a Final Map Ready to Record. Land Advisors Organization’s Brian Carricaburu and Andrew Sinderhoff, representing the Seller, successfully orchestrated the closing of this transaction.

With this latest acquisition in Park West, according to Andrew Sinderhoff, “KB Home and Pulte Homes are set to open for sale in 2025, delivering much-needed new housing options to the supply-constrained submarket of Perris”.

Park West is located in Perris, California and is a family-oriented master planned community consisting of 534 acres.  When completed, the vibrant community will feature up to 2,027 lots/units.  The goal of the community is to cater to families of all ages with walking trails, open space, 17-acre park, and a state-of-the-art recreational hub.  The hub aims to be the place where residents connect with neighbors, unwind, and have fun through fitness classes, events and gatherings.

The amenities in the community are geared toward an active lifestyle and will include baseball fields, futsal, pickleball courts, soccer fields, tennis and basketball courts aimed to provide outdoor recreation and friendly competition. A dedicated children’s play area will allow little ones the space to have fun and explore.

The closing of PA-4 is the last available Planning Area in Phase 1 at Park West. Prior to this transaction, Pulte Home’s purchased the first 343 lots in Phase 1.  Phase 2 consists of 900+ lots/units and will be available for sale in the future.
