The Sacramento region continues to see a massive influx of transplants from the Bay Area looking for more competitive pricing with the same amenities, and lacking the inconveniences of major urban areas. However, the Sacramento market lacks the available housing supply for the increasing population. The intense competition from San Francisco transplants has been a boon for sellers but is leading to situations where local buyers are marginalized. Nationally, markets that have seen high in-migration of tech workers have also seen some of the highest appreciation rates, and Bay Area residents continue to look to Sacramento for more bang for their bucks.

According to a new report from Realtor.com, the Sacramento metro area is expected to lead the US in home sales growth this year. The report states the Sacramento region is forecasted to see a 17.2% increase in sales over 2021. Based on data from Meyers Research, there are two other new home communities actively selling homes in the Granite Bay area, with four upcoming projects. Jim Radler of Land Advisors states, “As a resident of Granite Bay, I am really excited for this project to finally come to life. Woodside Homes is an excellent builder who will deliver fantastic product to this community, capturing the extremely high market demand for move-up product.”
