115,000 Square-foot Warehouse and Distribution Center Planned on Recently Purchased 8-acre Site in Tampa, FL

Tampa, Fla. (March 18, 2025) –Land Advisors Organization’s Tampa office represented the seller of an 8.07-acre occupied, in-fill site in the Orient Park area. Orient Road Industrial Properties LLC purchased the site for an undisclosed amount and plans to construct a new 115,000-square-foot warehouse and distribution center on the property.

The in-fill site, which is located at the NE corner of E. Dr. Martin Luther King Jr. Boulevard and Orient Road in Tampa, Florida, is currently occupied by Tampa Sheds – Pope’s Utility Buildings & Storage Solutions. The current user plans to relocate their operations to 7201 E. Dr. Martin Luther King Jr. Boulevard later this year.  Construction of the new warehouse and distribution center is expected to begin in 2026.

The subject site was sold by Huntley Holdings LLC, which was represented by Nancy Surak with Land Advisors Organization.

“Central Florida has experienced incredible growth in recent years and its I-4 corridor, which connects Tampa and Orlando, has become a massive hub for distribution centers in the Southeast,” said Surak. “This site is an in-fill opportunity for the developer to build a new project with strong connectivity to both Interstate 4 and Interstate 75 and that’s also located less than 15 minutes from the Port of Tampa, Ybor City, Downtown Tampa, and the heavily populated and established suburbs nearby.

Over the past several years, people and businesses have flocked to the Tampa Bay Region, resulting in tremendous growth across all real estate sectors including industrial. According to the Port of Tampa, the I-4 Corridor of the Tampa Bay region is home to more than 8 million residents with projections that central Florida will outpace the growth of south Florida by more than two-to-one over the next several years. In-fill locations are in high demand for both existing buildings and redevelopment opportunities, particularly when the site has close proximity to interstate access.
