Master-Planned Communities on the Rise in Coachella Valley

Irvine, CA (February 12, 2018) – Land Advisors Organization’s Coachella Team began 2018 with the closing of Citrus Ranch, a master-planned golf course community in Indio, CA. Land Advisors represented the Seller, Saxony Land Company, in the transaction. The Buyer was a prominent, local investor in the Coachella Valley.

The Citrus Ranch community features approximately 3,053 residential units that will range in density from 2.5 du/ac to 15 du/ac. Citrus Ranch sets itself apart by offering segmented products along with luxury amenities like a community pool/spa, clubhouse, parks, and a golf course—a rarity in the surrounding neighborhoods that lack new housing product. The community will boast an 18-hole, 7,100 yard, par 72 golf course that will provide spectacular views of the surrounding communities and take advantage of the natural topography.

Riverside County’s population is expected to increase by 1.2% each year until 2022, ultimately confirming the already optimistic vision of many homebuilders looking to expand into the county. These homebuilders are confident that 2018 will show an upward trajectory and point to an upward trend for the Coachella Valley as permanent resident population increases and short-term visitation is heightened. Citrus Ranch is one of few developments to meet the demand, as it is the only entitled master-planned community in Indio available for purchase.
