Land Advisors Organization Closes on Two Properties to Beauxwright, Bringing 209 New Townhomes to Charlotte

Off-market transactions pave way for the development of new townhome communities on nearly 17 acres in Charlotte’s emerging Historic West End.

Charlotte, NC (January 25, 2021)—Land Advisors Organization’s Charlotte office recently completed closings for two properties, totaling nearly 17 acres, in Charlotte’s emerging Historic West End, to Beauxwright, LLC. The properties mark the launch of two new townhome communities that will bring 209 new residential units to the area. The Greenway Townhomes Project will be built on 11.4 acres along Rozzelles Ferry Road and Five Points Townhomes is to be located on 5.57 acres near Johnson C. Smith University. Both property sales were completed as off-market transactions in direct negotiations with the buyer and seller by Forde Britt of Land Advisors Organization in late-December 2020.

The Greenway Townhomes project will feature 133 homes with easy access to Uptown Charlotte and nearby outdoor amenities and restaurants, ideal for those seeking an urban lifestyle with coffee shops, breweries and trails within walking distance. Beauxwright and Dan Ryan Builders worked closely with Greenway Townhomes’ future neighbors during the year-long development of the community. Throughout planning and rezoning, stakeholder feedback was incorporated at every available opportunity, earning strong community support. The project will be built in two phases by Dan Ryan Builders, which plans to begin construction in June 2021 and completion of the Greenway Townhome project will be late 2021.

The Five Points Townhomes community, located at 360 Seldon Drive, is directly adjacent to Five Points Park and will provide 76 new residential units with mature trees and vegetation for a quiet neighborhood feel. The community also offers residents convenient access to running trails and tennis courts as well as neighborhood dining and shopping. Beauxwright will begin sitework on the project in January 2021 and Dan Ryan Builders expects to complete construction by early 2022.

“As a resident of the area myself, I can attest to the attraction of the Historic West End,” said Forde Britt, advisor and designated broker with Land Advisors Organization. “Both Beauxwright communities, Greenway Townhomes and Five Points Townhomes, accomplish the seller’s goal of adding to the vibrancy of the neighborhood, while preserving its unique character and bringing much needed housing to complement the commercial activity.”

The two communities will feature similar layouts, which include three- and four-bedroom unit options with garage and study or bonus room as well as expansive living, kitchen and dining space. The townhomes will be priced in the high $300s.

“In the era of COVID-19, ‘home’ means much more to us than it did a year ago,” said Cooper Morrison, Beauxwright principal, who added that the project has experienced no pandemic related delays or setbacks. “The projects are a credit to the courage and confidence of the entire team that has had a hand in making Greenway Townhomes and Five Points Townhomes beautiful and desirable communities to live, work and play.”

The projects mark Beauxwright’s newest projects with Dan Ryan Builders, a well-respected national homebuilder known for crafting high-quality, affordable living spaces. “In recent years, we have committed resources and substantial focus on creating beautiful homes in Charlotte,” said James Martin, director of land development at Dan Ryan Builders. “For us, the real excitement of homebuilding in Charlotte lies in the city’s unique spaces and unmistakable sense of place, both hallmarks of our collaborations with the Beauxwright team.”
