Sale of Largest Remaining Zoned Residential Land on St. Simons Island Completed by Land Advisors Organization

Nearly 70-acre Sinclair Plantation parcel sold to two separate entities for potential residential development and conservation.

ATLANTA (December 20, 2021) – Land Advisors Organization’s Atlanta office announces the closing of the largest remaining zoned residential land track on St. Simons Island, known as the Sinclair Plantation. The 68.8-acre parcel, which is zoned for up to 121 residential units, sold to two entities in separate transactions. The first 38.5-acre parcel, which includes a 6-acre lake, was purchased for nearly $2.4M by the St. Simons Land Trust for conservation purposes. The remaining 30.3-acre parcel sold for approximately $2.2M to Sinclair 1031, LLC and is entitled for potential residential development.

Sinclair Plantation, which is located on the north end of St. Simons Island, across the street from Frederica Club. The property, which received preliminary plat approval for 121 single-family units in 2019, is heavily wooded with mature southern oaks and pines.
