The Empire Group Purchases Approximately 20 Acres within the Mayfair MPC, Located in Central Texas, for Build-for-Rent Development
Master-planned community offers close proximity to both San Antonio and Austin, two top-performing residential growth areas in Texas, and offers more affordable housing options to meet the region’s growing demand.
Austin, Texas (June 12, 2023) – Land Advisors Organization’s Austin office announces the sale of 19.7 acres within the Mayfair master-planned community in New Braunfels, Texas to the Empire Group. The parcel is slated for approximately 215 build-for-rent units within Empire’s “Village at Mayfair” development.
The Mayfair master-planned community (MPC) is strategically located approximately 35 miles north of San Antonio and 40 miles south of Austin in New Braunfels, the third fastest-growing large city in America. Mayfair’s approved Development Agreement with the city of New Braunfels allows for 6,000 residential units consisting of single family, multifamily, townhomes, build-to-rent, and more; with more than 220 acres identified for commercial, mixed-use and employment centers. In addition, the community plan includes more than 330 acres of parks and open space; 35 miles of hiking and biking trails; as well as a new fire station. There will be four new Comal County ISD Schools; one high school, one middle school, and two elementary schools within the 1,900-acre MPC.

The homes in the Village at Mayfair will be available for rent, giving tenants a no-mortgage, hassle-free living experience. Amenities within the Village at Mayfair will include a resort style pool, spa, club house, fitness center, barbeque area, dog park, garage and covered parking, etc. Each residence will have private fenced outdoor space and will feature 9-10-foot ceilings, stainless steel appliances, quartz countertops, walk-in closets and the latest in smart home technology.

The MPC of Mayfair marked its groundbreaking in April 2022 and is currently preparing for builders to break ground on new residential units at the end of this year. Mayfair, which is expected to be developed over 15 years, will connect east and west sides of IH 35. An underpass under the newly re-constructed section of IH 35, between Watson Lane and Kohlenberg, connects both sides of the community and facilitates travel across northern Comal County in Central Texas. Mayfair provides utilities through a Water Improvement District, which will partially fund state-of-the-art infrastructure.
